Position Summary
The Leasing Manager reports to the Vice President of Leasing and is responsible for executing leasing strategies across a portfolio of commercial office, industrial, and retail space. This position is responsible for business development, tenant and broker relationships, lease negotiations, market analysis, lease administration, and coordination of tenant improvement projects.
The Leasing Manager works closely with Property Management, Construction Management, Legal, Marketing, and Asset Management to maximize occupancy, tenant retention, and overall portfolio performance.
Responsibilities
A) Direct Leasing Activity.
· Daily cold call, in person and over the phone for the specific projects identified in an effort to procure new deals.
· Responsible for handling all walk-ins and touring them through vacancies.
· Responsible for returning all telephone calls for available space.
· Daily canvassing of competitive buildings in the market.
· Entering COMPS / economic terms of transactions happening at competitive buildings in the marketplace.
· Work with the VP of Leasing for the development of all marketing materials, including but not limited to: flyers, brochures, advertisements, company web pages, Costar, and all signage programs.
· Responsible for weekly reports including Pipeline and Traffic Reports.
· Responsible for the Quarterly Competitive Survey due the last business day of every quarter.
B) Lease Preparation.
· Prepare all documents required in leasing commercial space.
*Initial Letter of Intent.
*Review the initial draft of the lease prepared by in-house legal counsel.
*Prepare the final documents for execution by Tenants, and have them properly executed.
C) Tenant Improvement Coordination
· Work with our in-house architect, property manager and construction department
for all phases of our tenant development program, from the building out of
unimproved shell space, to minor refurbished space.
D) Property Management Coordination
· The Leasing Manager is required to effectively work with the Property
Manager to make sure the required rent rolls, lease requirements, floor inventories,
insurance certificates, parking cards, and construction improvements are processed on
time and consistent with all of the executed legal document.
E) Marketing
· Assist with the preparation and maintenance of marketing materials, brochures, property websites, CoStar and LoopNet listings, social media content, and property signage. Coordinate photography, floor plans, property tours, and marketing campaigns.
Education/Experience: Bachelor’s degree (or equivalent) preferably business or marketing related. Required 3-5 years of real estate industry experience.
Other Skills, Computer, Language, Professional Certificate: Proficient in Excel and Word. Ability to read and interpret documents, safety rules, operating and maintenance instructions and procedure manuals. Write routine reports and correspondences and speak effectively with prospective tenants and staff. Ability to calculate figures, discounts, interest, commissions, proportions and percentages. Active California Real Estate Salesperson or Broker License preferred.
