Position Summary
The Facility Maintenance Consultant serves as the facility's primary technical resource for HVAC, Building Automation Systems (BAS), electrical infrastructure, and general building systems within an IVD manufacturing environment. The consultant will evaluate, maintain, troubleshoot, and recommend improvements to facility systems that support safe, reliable, and efficient operations.
A key focus of this role is ensuring that HVAC systems and supporting infrastructure are operating effectively to maintain appropriate environmental conditions, equipment reliability, operational continuity, and future manufacturing growth. The consultant will assess facility performance, identify risks and improvement opportunities, coordinate maintenance activities, oversee service providers, and provide technical guidance for infrastructure upgrades and facility expansion projects.
This position is ideal for an experienced HVAC and facilities professional with strong commercial or industrial building systems knowledge who can independently assess facility needs and help develop practical solutions that support both current operations and long-term business objectives.
Primary Duties and Responsibilities
- Serve as the facility's HVAC subject matter expert, providing technical guidance regarding operation, maintenance, troubleshooting, optimization, and lifecycle management of HVAC systems.
- Conduct facility-wide assessments of HVAC equipment, BAS controls, electrical systems, and building infrastructure to evaluate performance, reliability, efficiency, and future capacity requirements.
- Evaluate the suitability of existing HVAC infrastructure to support current and future manufacturing operations, including facility expansion, process changes, and increased production demands.
- Assess and troubleshoot commercial HVAC systems, including rooftop units (RTUs), package units, air handlers, chillers, exhaust systems, ventilation systems, make-up air units, VFDs, compressors, motors, and associated controls.
- Monitor and optimize Building Automation Systems (BAS), Direct Digital Controls (DDC), and energy management systems to improve system performance, operational reliability, and energy efficiency.
- Identify HVAC-related operational risks, deferred maintenance issues, equipment deficiencies, and infrastructure constraints that may impact manufacturing operations.
- Develop recommendations for preventive and predictive maintenance programs that improve equipment reliability, reduce downtime, and extend asset life.
- Provide guidance on repair-versus-replacement decisions and support long-term facility capital planning initiatives.
- Coordinate and oversee HVAC, controls, electrical, mechanical, and general facility contractors, ensuring quality workmanship and adherence to project requirements.
- Review contractor proposals, maintenance plans, project scopes, and technical recommendations and provide independent assessments to management.
- Support facility improvement projects, equipment installations, utility upgrades, HVAC modernization initiatives, and future facility expansion efforts.
- Assist in troubleshooting significant facility-related issues and help identify root causes and corrective actions.
- Ensure facility systems and maintenance activities comply with applicable OSHA, Cal-OSHA, mechanical, electrical, and building code requirements.
- Maintain accurate facility documentation, equipment records, maintenance histories, and infrastructure improvement plans.
- Communicate technical findings, recommendations, and project updates clearly to management and other stakeholders.
Knowledge, Skills, and Abilities
- Minimum 6–10 years of commercial or industrial HVAC and facility maintenance experience.
- Strong HVAC background with demonstrated experience supporting manufacturing, laboratory, pharmaceutical, medical device, biotechnology, clean manufacturing, or other controlled-environment facilities.
- Extensive knowledge of commercial HVAC equipment, including rooftop units (RTUs), package units, chillers, air handlers, exhaust systems, ventilation systems, VFDs, compressors, motors, and associated controls.
- Strong understanding of airflow management, ventilation strategies, temperature and humidity control, indoor environmental conditions, and HVAC system performance.
- Working knowledge of Building Automation Systems (BAS), Direct Digital Controls (DDC), and HVAC control systems, including alarms, trending, scheduling, sensors, actuators, and control sequences.
- Working knowledge of facility electrical systems, including electrical distribution, panels, breakers, motor controls, and equipment power requirements.
- Experience evaluating facility infrastructure and developing recommendations for future capacity planning, upgrades, and facility expansion projects.
- Ability to troubleshoot HVAC and facility system issues and perform root-cause analysis.
- Ability to read and interpret mechanical drawings, HVAC schematics, control diagrams, electrical drawings, and technical documentation.
- Professional licenses or industry certifications are beneficial but not required.
- Strong organizational, communication, and project coordination skills.
- Ability to work independently and manage multiple priorities in a fast-paced manufacturing environment.
Expected compensation range: $50 – $120 per hour, depending on experience, HVAC/BAS expertise, and relevant manufacturing facility background (particularly IVD or controlled-environment experience).
