Senior MEP Estimator / Bidder
Position Summary
The Senior MEP Estimator/Bidder is responsible for leading the estimating and bidding process for commercial, tenant improvement (TI), multifamily residential, mixed-use, industrial, public works, and design-build Mechanical, Electrical, and Plumbing (MEP) projects. This position prepares accurate and competitive cost estimates, analyzes plans and specifications, performs quantity takeoffs, solicits subcontractor and supplier pricing, identifies project risks, and develops comprehensive bid proposals.
The Senior MEP Estimator/Bidder serves as a key contributor to company growth by securing profitable projects and maintaining strong relationships with developers, owners, property managers, general contractors, engineers, architects, vendors, and subcontractors. This role provides estimating expertise across mechanical, plumbing, piping, HVAC, electrical, controls, and related building systems while ensuring projects are bid accurately, competitively, and profitably.
Essential Duties and Responsibilities
Estimating & Bid Preparation
- Prepare detailed estimates for commercial, tenant improvement (TI), multifamily residential, mixed-use, industrial, public works, and design-build MEP projects.
- Review plans, specifications, addenda, and project documents to determine project requirements and scope.
- Perform complete quantity takeoffs for mechanical, electrical, plumbing, HVAC, piping, controls, and related building systems.
- Develop detailed labor, material, equipment, subcontractor, and vendor cost estimates.
- Analyze project scope and identify gaps, conflicts, constructability concerns, and value engineering opportunities.
- Prepare bid summaries, proposal packages, qualifications, exclusions, assumptions, and clarifications.
- Evaluate project phasing, occupied-space construction requirements, fast-track schedules, and logistical challenges commonly associated with tenant improvement and multifamily projects.
Bid Management
- Manage multiple bid opportunities and deadlines simultaneously.
- Coordinate with suppliers, subcontractors, and trade partners to obtain competitive pricing.
- Conduct bid leveling and comparative analysis of subcontractor proposals.
- Attend pre-bid meetings, site visits, job walks, and client interviews.
- Prepare and submit complete bid proposals in accordance with client and contract requirements.
- Participate in post-bid negotiations, scope reviews, and contract discussions.
Project Transition & Support
- Conduct turnover meetings with project management and operations teams following project award.
- Assist project teams with budgeting, change order pricing, value engineering, and cost analysis.
- Review contract documents to ensure alignment with bid scope and pricing assumptions.
Minimum Qualifications
- Minimum seven (7) years of estimating experience in Mechanical, Electrical, Plumbing (MEP), HVAC, plumbing, mechanical contracting, or related construction trades.
- Demonstrated experience estimating commercial, tenant improvement (TI), and multifamily residential projects.
- Minimum three (3) years of experience bidding projects valued at $1 million or greater.
- Strong knowledge of MEP systems, construction methods, building codes, and industry standards.
- Experience with public works, prevailing wage, and design-build projects preferred.
Knowledge, Skills, and Abilities
- Advanced understanding of Mechanical, Electrical, and Plumbing systems, including HVAC equipment, plumbing systems, process piping, electrical distribution, controls, and building automation systems.
- Strong ability to read and interpret architectural, structural, civil, mechanical, electrical, and plumbing plans and specifications.
- Knowledge of California building codes, energy requirements, and Title 24 regulations.
- Proficiency with Bluebeam, Planswift, Trimble, FastPIPE, FastDUCT, AutoBid, Microsoft Excel, and other estimating software platforms.
- Strong analytical, negotiation, communication, and organizational skills.
Compensation will be based on experience, qualifications, project portfolio, estimating expertise, and demonstrated success securing profitable MEP construction projects.
Pay: $120,000.00 - $160,000.00 per year
