Maintenance Associate – Tiny Home & RV Resort

Job Summary
We are seeking a dependable, hands-on Maintenance Associate to join our team at a scenic Tiny Home & RV Resort in Bandera, TX. This position plays a vital role in maintaining the safety, functionality, and overall guest experience of the resort. Weekend and holiday availability is required, as these are our busiest and most critical operating periods.
The Maintenance Associate is responsible for routine inspections, general repairs, grounds upkeep, pool monitoring, responding to maintenance requests, and participating in an after-hours on-call rotation. The ideal candidate is proactive, detail-oriented, comfortable with technology, and able to respond quickly to maintenance needs.
Key Responsibilities
Daily Property & Site Inspections
- Conduct routine inspections of the resort
- Inspect RV sites and tiny home areas for cleanliness, damage, tampering, and utility functionality (water, power, sewer)
- Inspect utility rooms, trash areas, septic alarms, and common spaces
- Document issues and submit work orders as required
Guest Support & Work Orders
- Respond promptly and professionally to guest and staff maintenance requests
- Communicate clearly regarding issue status and expected resolution timelines
- Prioritize work orders based on urgency (emergency, safety, comfort, and aesthetic)
- Accurately document completed work, materials used, and follow-up needs
Clubhouse & Common Area Maintenance
- Open, inspect, and secure the clubhouse and shared amenities
- Monitor HVAC, lighting, furnishings, restrooms, and supply areas
- Address cleanliness and maintenance concerns or escalate as appropriate
Pool Monitoring & Maintenance Support
- Perform daily AM and PM pool checks
- Test and log pool chemical levels in accordance with safety guidelines
- Skim debris, inspect baskets, check water levels, and monitor equipment
- Ensure safety signage and equipment are present and in good condition
- Report chemical or equipment issues to management or licensed personnel
Electrical & Utility Support
- Inspect and reset breakers and pedestals as trained
- Replace breakers when appropriate using correct specifications
- Follow all safety procedures and wear required PPE
- Escalate work requiring licensed technicians
After-Hours On-Call Responsibilities
- Participate in a rotating after-hours on-call schedule
- Answer the after-hours maintenance phone when on call
- Respond to emergency maintenance situations professionally and efficiently
- Ability to arrive on-site within 30 minutes when on call is required
Emergency Response
- Assist with power outages, severe weather, leaks, or medical emergencies
- Shut off utilities when necessary and follow established emergency protocols
- Communicate incidents to management and emergency services as required
Seasonal, Preventative & Additional Duties
- Perform winterization of sites, utilities, and resort systems as needed
- Power wash RV sites, tiny home areas, buildings, walkways, and common areas
- Maintain the overall appearance, cleanliness, and functionality of the resort
- Support increased maintenance needs during peak occupancy periods
- Coordinate tasks with management and other departments
- Maintain accurate maintenance records
- Perform other duties as assigned to support resort operations
Qualifications
- Previous maintenance, facilities, or grounds experience preferred (hospitality, RV park, or property management a plus)
- Working knowledge of basic electrical, plumbing, HVAC, and general repairs
- Comfortable performing physical labor and working outdoors in varying weather conditions
- Strong problem-solving skills and attention to detail
- Professional communication and a guest-focused attitude
- Comfortable using technology, including smartphones, computers, radios, and digital maintenance or work order systems
- Ability to follow safety procedures and wear required PPE
- Availability to work weekends and holidays is required
- Must reside locally or within a reasonable distance to meet the 30-minute on-call response requirement
- Must have reliable transportation to and from the resort, including during after-hours on-call shifts
- Valid driver’s license preferred

Pay: From $15.00 per hour
