Job Summary
We are seeking a dynamic Multi-Site Maintenance Technician to join our team and ensure the seamless operation of multiple facilities. This energetic role requires a proactive individual capable of managing maintenance tasks across various locations, troubleshooting complex systems, and performing essential repairs. You will play a vital part in maintaining the safety, efficiency, and reliability of our facilities, supporting manufacturing processes, and ensuring a positive environment for all stakeholders. Your expertise in electrical, mechanical, and facilities maintenance will drive operational excellence and uphold our commitment to quality.
Duties
- Perform preventive and corrective maintenance across multiple sites, including electrical, mechanical, plumbing, and HVAC systems.
- Troubleshoot issues using schematics, technical manuals, and diagnostic tools such as ohmmeters to identify root causes quickly.
- Operate programmable logic controllers (PLCs) to troubleshoot automation systems and ensure optimal performance.
- Conduct welding repairs and perform residential painting as needed to maintain facility aesthetics and safety standards.
- Utilize Computerized Maintenance Management Systems (CMMS) to document work orders, track maintenance history, and schedule upcoming tasks.
- Read and interpret schematics and technical drawings to accurately diagnose system faults and implement solutions.
- Supervise or assist with facilities projects, including upgrades or renovations, ensuring compliance with safety regulations.
- Lead or support teams during maintenance activities while fostering a culture of safety, teamwork, and continuous improvement.
- Provide excellent customer service by communicating effectively with internal teams and external vendors regarding maintenance needs or project updates.
The Maintenance Technician plays a critical role in maintaining the physical assets of the property management portfolio, ensuring all units and common areas are in excellent working order. This position requires a strong focus on customer service, timely completion of work orders, adherence to all safety standards, and compliance with property policies. Completes the make ready process on all vacant apartments in accordance with Vidalta’s expectations and within 7 days of vacating. The ideal candidate possesses a wide range of repair skills, a problem-solving mindset, and the ability to work independently or as part of a team.
Essential Duties and Responsibilities
Maintenance and Repairs
- Respond promptly and efficiently to all service requests and work orders, prioritizing emergency repairs.
- Perform routine and complex repairs in key maintenance areas, including:
- Plumbing: Repairing or replacing fixtures, unclogging drains, and addressing leaks.
- Electrical: Troubleshooting and repairing minor electrical issues (switches, outlets, light fixtures), and replacing ballasts.
- HVAC: Performing preventative maintenance, filter changes, and diagnosing and repairing minor heating, ventilation, and air conditioning system issues.
- Appliance Repair: Diagnosing and repairing common residential appliances (washers, dryers, refrigerators, stoves).
- Carpentry and Drywall: Repairing walls, painting, repairing cabinets, and performing other minor carpentry tasks.
- General Maintenance: Performing lock repairs, window and door repairs, and exterior building upkeep.
Make-Ready (Unit Turnover) Process
- Execute all necessary work during the turn process to ensure a high-quality, move-in-ready unit is completed in a timely manner.
- Initial Inspection & Assessment: Conduct a thorough pre-move-in inspection to identify and document all necessary repairs, replacements, and cleaning requirements, creating a comprehensive make-ready punch list.
- Systematic Maintenance & Repair: Execute all tasks on the punch list, including unit aesthetics (drywall, paint touch-ups), full system testing (Plumbing, Electrical, HVAC), appliance diagnostics/repair, and rekeying all unit locks per security policy.
- Quality Assurance: Conduct a final, detailed walk-through with the Community Manager or supervisor to ensure all work meets Vidalta's high-quality standards.
Property, Safety, and Compliance
- Conduct regular inspections of common areas, grounds, and building systems to proactively address maintenance needs.
- Adhere to all safety procedures and guidelines, including OSHA requirements and proper handling of chemicals and tools.
- Maintain accurate records of all maintenance work performed, including time spent, materials used, and any follow-up required.
- Manage and maintain the inventory of maintenance supplies, tools, and equipment.
- Assist with snow removal, landscaping, or other emergency duties as required by seasonal or property needs.
Customer Service and Communication
- Interact with residents, tenants, and property staff in a professional, courteous, and friendly manner.
- Communicate the status of work orders and repair timelines to residents and property management staff.
- Represent the property management company with professionalism and integrity at all times.
Requirements:Key Performance Indicators (KPIs)
The performance of the Maintenance Technician will be primarily measured by the following Key Performance Indicators (KPIs):
- Work Order Completion Rate: Percentage of total work orders completed.
- Average Work Order Completion Time: Time taken from work order creation to completion.
- Make-Ready/Turnover Time: Average number of days required to complete a vacant unit turn.
- Resident Satisfaction Score: Feedback scores on maintenance service quality and professionalism.
- Safety & Compliance Record: Adherence to all safety protocols and compliance with regulations.
Qualifications
Education and Experience
- High school diploma or equivalent required. Technical or vocational training is preferred.
- Minimum of 2-3 years of experience in property maintenance, apartment maintenance, or a related field (e.g., general contracting, facilities maintenance).
- Certification in HVAC, CPO (Certified Pool Operator), or other specialized trades is a plus.
Skills and Abilities
- Proficiency in the use of hand tools, power tools, and maintenance equipment.
- Strong working knowledge of electrical, plumbing, HVAC, and carpentry systems.
- Ability to read and interpret technical manuals, schematics, and service requests.
- Excellent organizational and time management skills to handle multiple priorities and meet deadlines.
- Effective written and verbal communication skills.
- Being bilingual (English/Spanish) is a plus.
- Valid driver's license and reliable transportation are required.
Physical Requirements
The position requires the ability to lift and carry up to 50 pounds, climb ladders, bend, kneel, walk, and stand for extended periods, and work in all types of weather conditions. The Service Technician must be able to operate a variety of machinery and equipment safely. Required to be on-call for after hours emergencies as scheduled.

Pay: $22.00 - $28.00 per hour
