Pros

There really are none, unfortunately. Even though they feed you a pretty story, the company is managed poorly throughout the mid-level, and those who think for themselves are pushed out by high school level bullying.

Cons

Absolutely, positively everything. There are no real pros, this everything from the benefit package, to the hours, to the treatment you have as an employee by management are horrible.

Pros

Very relaxed company, small communities, small number of office staff, extremely expensive and terrible healthcare benefits.

Cons

No bonuses, sometimes went without lunch, company would fix the number of hours worked so that they would not have to pay overtime. must tour during rain storms, and no upward mobility.

Pros

Better than average product Family owned company - The Guttmans are very kind, approachable people. Skilled Marketing Team Health insurance is inexpensive (high deductible plan)

Cons

Salary is 20% less than most competitors. Full bonus potential is unachievable - they set you up for failure. (My team was awarded "Property of the Year" which is an award given to the most profitable property and they still didn't "achieve" their full bonus potential at any time during that year.) Expectations are unrealistic - You will work 10-12 hours each day, you will not eat lunch, you are expected to report to the office during severe blizzards and state of emergency, your vacation time will be denied, and if you have a life threatening illness that requires you to take time off, you will be told by corporate management that FMLA does not protect your job (due to a loophole that this company takes advantage of). No appreciation or recognition for employees. Poor associate review process. Company hires sales associates based on image rather than ability. Corporate leadership is a dictatorship. Expectations are demeaning to associates - You will be disrespected daily and expected to put up and shut up. There are no incentives - My team was one of the most awarded teams in the company while I worked there and they never received a dime for their accomplishments. Dress code - If you are a woman, there is a minimum makeup REQUIREMENT and yes, you also HAVE to wear heels. Expect to wear an all black pant suit (even when you're standing knee deep in trash on a 90 degree summer day, because the compactor broke and corporate says you have to do "whatever it takes" to preserve the image of their brand. This happens A LOT. You will also be expected to clean the clubhouse and apartments in your black pant suit and heels daily! Resident events - they want you to organize elaborate resident events but give you a $200 budget. Resident events are held after office hours (its never acceptable to close the office) so you should plan to work 12 hours on those days. Travel - budget flights with long layovers. Expect to report to the office to work until you have to rush to the airport. If your return flight arrives before the work day is over, you will report to the office to finish the day. Don't expect to be paid any extra for travel, it's just another expectation of you to prove your unwavering commitment to HILLS. I worked for this company for 6 years and was convinced that this was the "new normal" in my industry. I have 15 years experience in this business and now that HILLS Properties is in my past, I have fallen back in love with multifamily management. This company is not worth your soul...but I guarantee they expect you to give it to them.

2022 Update: HILLS Properties takes feedback very seriously. We are always disappointed when any individual has a negative perception of our company. Our goal is continuous improvement. The Holden, MA property was the only HILLS community in the state and consisted of 4 associates – this property was sold during the summer of 2021 and is now under a new management company. We appreciate and value the feedback of both current and former associates as it helps tremendously in our mission to make HILLS a great place to work.
