We end our week on Winter Perils with advice to the snowbirds leaving properties unattended during the winter months. Whether it is pipe freezes, snow loads, or ice damming, these perils must be considered when temperatures drop—especially when leaving a property unattended for an extended period of time. Winterizing a home to prevent damage is crucial to claim coverage. If preventative methods are not utilized, homes could be impacted by unattended water damages, and this can lead to mold issues. H2M architects + engineers would like to remind everyone to be prepared for winter weather by keeping these common perils in mind and remain safe and cautious this season. Don’t let the winter weather stump you when determining the cause and origin of a claim. When a Nor-Easter Blizzard pounds the area, it is important to be mindful of quickly forming heavy snow loads. When it comes to heavy snow loads on a structure, a bowed wall or partial roof collapse is usually the damage claimed. It is imperative to determine the exact cause of the damage quickly and accurately, whether it is a heavy load from the roof, recent impact, or historical damage to the underlying framing members. Let’s talk about Ice Damming claims! When evaluating such a claim, we all know to look for a possible point of water infiltration, but did you know that ice damming can also occur because of faulty construction? An improperly pitched gutter, inadequately flashed roof, or poorly ventilated attic can also allow for water to infiltrate the dwelling causing damage. Concluding whether the damage was caused by a sudden event or if preexisting conditions allowed for the damming to occur is a vital, and often complex, part of the claims process. This week, as winter ramps up, H2M architects + engineers will feature the many Winter Perils that plague the Insurance Industry and their clients. Today, we feature Pipe Freezes. Extremely cold weather presents a high risk of pipe freeze-ups. While many insurance companies cover this type of damage, policies state that the insured must demonstrate that measures were taken to prevent the freeze-ups. Although it may not always be simple, it is possible to determine what, if any, steps were taken to prevent freezing and provide an accurate cause and origin analysis.
